Private Lender for Accommodation and Tourism Businesses
Settle or refinance the accommodation property on time, then move to long-term finance once it is trading

Experts in strategic, short-term secured finance

Secured Lending is a private lender, and we work with hotel and motel owners, caravan and holiday parks, serviced and student accommodation, and tourism businesses that own property. Income moves with the season, and a bank often wants a specialist valuation and years of occupancy figures before it will lend. We lend from $250,000, secured by the freehold property or a director's home or investment property, and we can make a decision in hours. If your company needs to buy, refurbish or refinance before the bank is ready, we would be glad to help.
Who We Help
- Companies buying a freehold motel, hotel or boutique hotel, valued on a going-concern basis
- Caravan park, holiday park and residential land lease community operators buying or refinancing a park
- Owners of serviced apartment buildings, blocks of serviced units and individual lots in a letting pool
- Student accommodation owners buying, refinancing or refurbishing ahead of the academic year
- Backpacker hostel owners buying or refinancing the hostel property
- Companies holding a portfolio of short-stay and holiday-let investment properties
- Buyers of a manager's unit that comes with management rights
- Tourism operators that own the property they trade from, such as a lodge, a retreat or a visitor attraction
How We Can Help You
- Our in-house valuers assess the accommodation property on a going-concern basis, so the valuation does not wait in a panel valuer's queue
- We assess the property and your repayment plan, so a quiet off-season in the figures does not decide the outcome
- We hold our own funds and our own credit authority, so a decision takes hours and settlement can happen within 24 hours
- A second mortgage releases capital without breaking an existing first mortgage facility
- Furniture, fittings and a refurbishment can be paid for from the loan at settlement, within 70% of the property value
- Terms run from 1 to 24 months, most borrowers use 3 to 6, and rates start from 9.7% p.a. on a first mortgage and 11.95% p.a. on a second mortgage
Accommodation Finance Scenarios We Fund
A motel buyer working to a settlement date needs a different loan to a caravan park owner whose loan is due for renewal. Below are the situations accommodation and tourism businesses bring to us most often.
Buying a motel or hotel
A motel or hotel contract sets a settlement date, and the valuation behind a long-term loan needs a specialist valuer and several years of occupancy figures. Where the property is licensed, the liquor licence transfer runs on its own timetable as well.
We fund the purchase of the freehold accommodation property, valued on a going-concern basis, so the company settles on the contract date and starts trading. The loan is repaid by a refinance once the property has traded under your ownership, usually through a full peak and off-peak season, or by the sale of another property.
- Settles on the date in the contract of sale
- The motel or hotel property is valued on a going-concern basis
- Furniture and fittings can be paid for from the loan at settlement
- Up to 70% of the lower of the assessed value and the purchase price
- Another property can be added where the motel alone does not support the loan
- Exit is a refinance once the property has traded under your ownership
Caravan and holiday parks
A caravan or holiday park combines land, cabins, sites and often long-term residents, and its income is often seasonal. A purchase with a settlement date, a co-owner who wants to be paid out, or new cabins needed before the holiday season all need funds on a fixed date.
We lend on the park land and the buildings fixed to it, valued on a going-concern basis using the site and cabin income. Homes owned by residents are not the operator's property, so they are left out of the valuation and the security. New cabins can be bought from the loan as one amount at settlement.
- First or second mortgage over the park land and its buildings
- Settles a park purchase on the contract date
- Funds a purchase, a refinance or a co-owner payout
- New cabins paid for at settlement, not drawn in stages
- Two or three years of site and cabin income support the valuation
- Exit is a refinance once the park has traded, or a sale of part of the land where the zoning allows
Serviced and student accommodation
Serviced apartments, student accommodation and hostels are valued differently from ordinary residential property, and small studio units or by-laws that restrict use to students or short stays narrow the list of lenders who will consider them. Student buildings also work to a fixed date: the start of the academic year.
We lend on whole buildings, blocks of units and individual lots, including a manager's unit that comes with management rights. Where management rights are being bought with a manager's unit, the loan is secured by the manager's lot or another property you own. The loan is repaid once the building is occupied and the income is established, by a refinance or a sale of units.
- Funds a purchase or a refinance before the next intake
- A refurbishment before the semester can be paid at settlement
- Whole buildings, blocks of units and individual lots
- Unit size affects the value rather than ruling the loan out
- Up to a 70% loan-to-value ratio across all mortgages
- Exit is a refinance on established income, or a sale of units
Short-stay portfolios
Companies that hold short-stay and holiday-let investment properties often find the booking income left out of a loan assessment. State, council and strata rules can also limit how many nights a property may be let each year, which affects both its value and its refinance.
We lend on the property's market value and the company's repayment plan, so the booking income does not have to be counted to approve the loan. It still matters for the refinance, so we look at the local rules with you before the letter of offer is signed.
- Buys a short-stay property before another investment sells
- Valued at market value, not on projected booking income
- Local letting rules checked before the letter of offer
- Lending to companies, including a company acting as trustee
- Business purpose only, never a holiday home for personal use
- Exit is a refinance once there is a booking history, or a sale
Refinancing an expiring loan
An accommodation loan reaches its expiry and the bank will not renew it, or the bank asks for updated occupancy figures and a new going-concern valuation that will not be ready in time. Some banks also limit their lending on regional or tourism property.
We repay the current lender from its payout figure, so the date on the bank's letter is met, and the company has time to arrange long-term finance or sell. Our own valuers assess the property.
- Repays an expiring bank loan, or one the bank will not renew
- Meets the date on the bank's letter
- First or second mortgage, depending on what is already registered
- Up to 70% of the property value
- Time to choose the next lender rather than accept the first offer
- Exit is a refinance to a long-term lender, or a sale of the property
ATO tax debt
Goods and services tax, pay as you go withholding and superannuation build up quickly on a payroll of housekeeping, reception and maintenance staff, and a slow season can end with an ATO balance the business cannot pay from trading income. Once a payment plan is broken, recovery action escalates and a director penalty notice can follow.
The loan funds are paid to the company, which pays the ATO in full in a single payment, and the general interest charge stops accruing on that balance. The company then holds one short, defined loan, repaid through a refinance or a property sale. We can still lend after a director penalty notice, a garnishee notice or a statutory demand has arrived.
- The company receives the funds and pays the ATO in full
- One loan can clear income tax, activity statement and superannuation guarantee charge debts
- Suitable where a payment plan has already been broken
- We can still lend after a director penalty notice or a statutory demand
- The general interest charge stops accruing on the cleared balance
- Exit is a refinance or the sale of a property
Cash between seasons
Accommodation income is uneven across the year. A coastal motel or a holiday park can earn most of its income over summer and the school holidays, while wages, rates, insurance and maintenance fall due every month.
A loan covers staff, supplier and maintenance costs through the quieter months, and is repaid from peak-season income or a refinance. Where the repayment plan needs it, the term is set to run through a full peak and off-peak season.
- Covers wages, suppliers, rates and maintenance in the off-season
- Seasonal occupancy is reflected in the going-concern valuation
- Term set to run past the next peak season
- A second mortgage keeps an existing first mortgage in place
- Terms from 1 to 24 months, most borrowers use 3 to 6
- Exit is peak-season income, a refinance or a property sale
Refurbishing before the peak season
Rooms that need new furniture, bathrooms or a booking system before the peak season have to be paid for before the extra bookings arrive. A refurbishment that starts late is still under way during the busiest months.
The refurbishment budget is paid as one amount at settlement, within 70% of the property value. We do not fund staged construction or the building of new rooms.
- Funds furniture, fittings, bathrooms and a booking system
- Paid as one amount at settlement, not in stages
- Term set to cover the works and the refinance that follows
- Budget and season agreed before the letter of offer
- An adjoining property can be bought and added to the security
- Exit is a refinance once the refurbished rooms are trading

"Accommodation is valued on its trading figures as well as the land and buildings, and a bank often needs weeks for a specialist valuation and several years of occupancy data. We lend on the freehold property, valued on a going-concern basis by our own valuers, so a buyer can settle and an owner can refinance or refurbish before the season starts. Where there is equity in the property and a clear plan to repay us, we would be glad to look at it well before the date gets close."
