Some banks do not count short-stay income when they assess a loan, which can stop an investment purchase late in the process. We lend on the property and your repayment plan, and can fund the purchase in as little as 24 hours.

We fund short-stay and holiday-let investment properties across Australia, for investors and businesses. Our loans are for investment and business purposes only, so we cannot fund a holiday home you plan to use yourself.

State rules to check before you buy

  • •In NSW, non-hosted short-term rental is limited to 180 days a year in Greater Sydney and some other areas, and to 60 days a year in most of Byron Shire
  • •NSW strata schemes can adopt by-laws that ban short-term rental where the lot is not the host's principal place of residence
  • •Victoria charges a short stay levy of 7.5% of the total booking fee on stays of less than 28 consecutive days, from 1 January 2025
  • •In Western Australia, a property must be on the short-term rental accommodation register before it can be advertised or take bookings, from 1 January 2025

State, council and strata rules can limit how many nights a property can be let. Check them before you exchange, because they affect both the value and the refinance.

Buying a short-stay property

  1. Enquiry. Send the contract, the property's booking history if it has one, and the settlement date. We respond with terms within hours.

  2. Valuation. We value the property at its market value, not its projected booking income.

  3. Local rules. We check the council and strata rules with you before the letter of offer is signed.

  4. Settlement. Once you sign the letter of offer, the loan can settle within 24 hours.

Refinancing a short-stay property

Investors usually refinance to a lender that counts short-stay income once the property has a booking history, or to a bank on long-term rental income. Some sell the property or another investment. The plan is agreed before settlement.
