$20 Million Transactions With Bad Credit in the Background

Transactions at $20 million almost always involve a security portfolio, several parties and a history worth explaining. A default on file is part of that history rather than the end of the conversation. We assess the combined LVR inside 70% across all security property, test the exit hard, and reach a credit decision without sending it outside the building.

"A $20 million transaction almost always involves a structured blend of first and second mortgage positions across a portfolio of securities. We build the facility from the ground up: assessing each asset individually, determining the optimal mortgage position on each title, and calculating the blended LVR across the full cross-collateralised pool. The structuring work is detailed, as it needs to be, and borrowers at this level can expect that precision from us at every step."

Recently Asked Questions

A $20,000,000 loan from us is possible, subject to the scenario and our 70% limit. On a loan this size we need to understand the scenario fully: the property that secures it, its value, any other mortgages on it and how the loan will be repaid. Our 70% limit applies to all loans secured over the property combined, including any part of the money that comes from another lender. For $20,000,000 of total debt, the property needs to be worth about $28.57 million.

We can, if the bank agrees to release those properties when it is paid down. A $10,000,000 loan from us needs properties worth about $14.29 million to secure it, after any other debt on them. We can also look at refinancing more of the facility, or all of it, where the properties support it and we understand the full scenario. Otherwise the remaining $10,000,000 is refinanced elsewhere or repaid by selling properties. Ask the bank which properties it will release for a $10,000,000 payment, and send us the full property list.

It can be. An $8,000,000 loan is inside our range, and we decide in hours, so the urgent part can be settled while the larger facility goes through a bank's slower process. Under our 70% limit, the property for the $8,000,000 needs to be worth about $11.43 million after existing debt. The bank facility is then usually the plan to repay our loan, so keep us informed of its timing.

About $9,000,000. Seventy percent of $30,000,000 is $21,000,000, and after the bank's $12,000,000, a second mortgage of up to $9,000,000 fits within our limit, with rates from 11.95% p.a. That is inside our maximum loan of $10,000,000. Send us the property list and loan balances, and our in-house valuation team will confirm the values.

Yes. The site is real property and can secure the loan. If the site costs $9,000,000, our 70% limit allows up to $6,300,000, so a $6,000,000 loan fits. The construction funding of about $20,000,000 is a separate loan, usually from a bank once approval is granted, and that loan is typically what repays ours. Our terms run up to 24 months, so allow for how long approval may take.

The first mortgage is repaid first. On a sale, the first mortgagee is paid in full from the proceeds, then the second mortgagee, and the borrower receives what is left. A second mortgage carries a higher rate than a first: ours start from 11.95% p.a., against 9.7% p.a. on a first mortgage. Under our 70% limit, the combined first and second mortgages on a $20,000,000 split need a property worth about $28.57 million.

Yes. Our terms run from 1 to 24 months, so a loan set for 12 months or more allows for six months of due diligence plus time to settle. Our maximum loan is $10,000,000, and a $35,000,000 asset supports that easily under our 70% limit. We will ask for the agent's appraisal and the sale timetable, because the sale is how the loan is repaid.

Yes. A $2,000,000 loan secured over a property you already own fits inside our range, and under our 70% limit that property needs to be worth about $2.86 million after any debt on it. The balance of the $20,000,000 price still needs a lender at settlement, so have that lender's approval in progress. The loan for the purchase is usually what repays the deposit loan.

About $2,000,000 against that property alone. Seventy percent of $20,000,000 is $14,000,000, and after the bank's $12,000,000, our limit leaves room for a second mortgage of up to $2,000,000. To cover more of the $8,000,000, add other property you own as additional security, up to our maximum loan of $10,000,000. Send us the contract, the bank's approval and a list of your other properties today.

Yes, if the finished project is worth enough. With the bank at $10,000,000 and our loan at $10,000,000, total debt is $20,000,000, so under our 70% limit the project needs to be worth about $28.57 million. The loan is usually repaid from sales of the finished units or a later refinance. Send us the valuation, the sales schedule and the construction lender's payout figure.

For deals with clear security and a defined exit, we can assess and settle within 24 to 72 hours. Our credit team makes direct decisions without committee delays.

High-value commercial, residential, and mixed-use properties across Australia. Multi-state, cross-collateralised portfolios are regularly structured at this level.

Yes, subject to acceptable combined LVR across first and second mortgage positions, taking into account security type, location, and deal structure.

The maximum is 70% LVR, the same ceiling that applies at every loan size. A facility of this size is assessed on security quality, diversification across assets, and exit clarity rather than on a different LVR band.

Yes. We welcome broker submissions on large transactions. We provide a prompt indicative response and work collaboratively through to settlement.

Major acquisitions, large-scale debt refinancing, liability restructuring, bridging to institutional finance, and working capital for large operations.

Yes, always, and early. Everything surfaces during due diligence anyway, and a problem we hear about from you is a problem we can structure around. A problem we find at the searches stage costs time nobody has at this level. Nothing on a credit file has ever ended a deal here on its own. Finding it late has.
