$5 Million Loans for Borrowers With Bad Credit

At $5 million we are usually looking at more than one property and more than one lender already in the picture. A credit file with defaults on it does not stop that deal. It shapes how we structure the exit. Combined LVR stays inside 70%, our own valuers assess the security directly, and an asset-backed file does not need full financial statements.

"A $5 million facility is often structured across multiple securities, with a blended first and second mortgage position to optimise the LVR across the portfolio. We assess each security individually, calculate the blended LVR, and structure the facility to make the most efficient use of the available equity. Where the security schedule is clean and the exit is documented, we can reach a credit decision within 24 hours, and we are glad to walk you through the structure."

Not the full $5 million. Seventy percent of $9,000,000 is $6,300,000, and after the $3,000,000 already owing, about $3,300,000 could be released. To reach $5,000,000, you would need another $2.4 million or so of property value with no debt, or a lower balance on the bank loans. Send us the addresses and loan balances and our in-house valuation team will tell you where each property sits.

Yes. Finished units are residential property, and eight units at about $1,000,000 each is $8,000,000, so our 70% limit allows up to $5,600,000. A $5,000,000 loan that repays the construction lender fits. The loan is repaid as the units sell, so we will ask for your pricing, the agent's campaign and any contracts already exchanged. Start before the bank's due date, not after it.

No. We lend against the factory property, never against the machinery or the plant itself. Seventy percent of $8,000,000 is $5,600,000, so a $5,000,000 loan against the factory fits if there is no debt on it. The machinery is what the loan pays for. We will also need to see how the loan is repaid, for example equipment finance or a bank loan once the machines are installed and the order is being delivered.

Not on that valuation. If the property is now worth $7,000,000, our 70% limit allows up to $4,900,000, which is $100,000 short. Our in-house valuation team will value the property for us, and we will also look at adding a second property as additional security to cover the gap. Send us both valuations, the payout figure and the non-renewal letter so we can see where the difference comes from.

Yes. The site is real property, and seventy percent of $7,500,000 is $5,250,000, so a $5,000,000 loan to buy it fits inside our limit. Our terms run up to 24 months. The plan to repay us is usually a bank construction loan or a sale once approval is granted, so bring your planner's view on the timing and the application itself. If approval takes longer than the term, the loan still has to be repaid, so allow a buffer.

Yes. The new building is real property, so it can secure the loan. For $5,000,000 inside our 70% limit, it needs to be worth about $7.14 million after any debt on it. The company is the borrower, receives the loan funds and pays the ATO itself. We also need to see how the loan is repaid, such as a bank refinance or the sale of a property. Ask your accountant to confirm the final tax figure and due date first.

It can, if the property value supports it. With the bank keeping $7,000,000 and our loan at $5,000,000, total debt is $12,000,000, so under our 70% limit the security needs to be worth at least about $17.14 million. If the properties are worth less, a second mortgage can still cover part of the reduction. Send us the bank's letter, the property list and the plan for repaying our loan, and we will work through the arithmetic with you.

We can assess it before the auction. Our decision depends on the final price, but at $7,000,000 our 70% limit allows up to $4,900,000 against the property you are buying, so reaching $5,000,000 means adding a second property as additional security. At auction the contract is unconditional, so the deposit is due on the day. Send us the property details, your budget and any other property you own now, and we will tell you the most you could borrow at your top bid.

Send us the title details for all four properties, the current loan balance and lender on each, and which company owns which property. Those three things let us check the 70% limit across the four properties, which need to be worth about $7.14 million in total after existing debt. After that, ask each existing lender for a payout figure, and tell us which company is the borrower. Each owning company will need to sign a mortgage over its property, so have the directors of both companies ready to sign.

Not necessarily. Seventy percent of $7,500,000 is $5,250,000, so a $5,000,000 loan fits if the value holds. The concern is that a valuer may take the coming vacancy into account and value the building lower. Send us the lease, the tenant's notice and any leasing interest from new tenants. Our in-house valuation team will value the building as it stands, and if the figure comes in lower, a second property can be added as additional security.

For qualified files with clear security and a defined exit, approval and settlement can occur within 24 to 72 hours. We prioritise urgent deals and work to your timeline.

Residential, commercial, industrial, and retail properties are all accepted. Portfolio security across multiple assets is regularly structured at this loan level.

Yes. Exiting unfavourable or high-cost private lending arrangements is a common scenario for $5 million borrowers. We assess quickly and can replace the facility fast.

Requirements vary based on complexity, but we focus primarily on the security property and your exit strategy. Our team will guide you through exactly what is needed for your specific scenario.

Yes. Second mortgage facilities at $5 million are available subject to acceptable combined LVR across both positions.

Rates from 9.7% p.a. with terms of 1 to 24 months. The rate offered reflects your LVR, security type, exit strategy, and deal complexity.

Title and valuation evidence on every property in the security, the borrowing entity structure and its authority to borrow, payout figures for anything being cleared, and documented proof of the exit. A signed sale agreement, a term sheet from an incoming lender, or a settlement date. At this size the exit evidence matters far more than the trading history.
