Good development sites rarely wait for a bank's credit process. If you have found the right site and need to settle quickly, we can fund the purchase in as little as 24 hours, with or without a development approval.

We lend to developers and builders across Australia on sites for townhouses, apartments, subdivisions and commercial projects. We fund the site purchase and the holding costs. We do not fund construction, so the loan is usually repaid when your construction lender takes over.

When developers call us

  • •The site is under contract, and the construction lender will not fund the land on its own
  • •The seller wants an unconditional contract and a short settlement
  • •You want to secure the site now and lodge a DA afterwards
  • •Your capital is tied up in a project that has not sold yet
  • •The bank wants pre-sales before it lends, and marketing has not started
  • •A joint venture partner has withdrawn close to settlement

What we fund on a site purchase

  • •The site purchase price, or the part the bank will not cover
  • •Stamp duty and settlement costs
  • •Holding costs such as council rates, land tax and interest
  • •Consultant fees for the DA: architects, planners, engineers and surveyors

How we value a development site

We value the site as it is today, based on its zoning, any approvals and recent sales of similar land nearby. We do not lend on the value of the finished project, because that value only exists once it is built and sold. A DA usually increases the site value, so an approved site supports a larger loan than the same site without one.

Steps from enquiry to settlement

  1. Enquiry. Send us the contract, the zoning and any approvals. We give you an indicative offer within hours.

  2. Valuation. Our in-house team, which includes people with direct development experience, values the site on its current zoning and approvals.

  3. Letter of offer. We issue it as soon as you accept our terms.

  4. Settlement. We can settle in as little as 24 hours from a signed letter of offer.

Documents for a site purchase

  • •The contract of sale, including any option deed
  • •The zoning and any DA, or your planning timeline if you have not lodged one
  • •A summary of your development experience and past projects
  • •Your repayment plan: the construction lender, a sale or another settlement

Which loan suits a site purchase

  • •First mortgage: over the site, up to 70% of its current value
  • •Second mortgage: over another property in your portfolio, to add to the site loan
  • •Bridging loans: to buy the next site before your current project has sold
  • •Caveat loans: to pay a deposit quickly using equity in a property you own

Moving to a construction loan

Most site loans are repaid when a construction lender funds the build and pays out our loan. Some developers sell the site with a DA in place instead, or repay us from the sale of another project. We set the term to allow for your approval timeline and agree the plan before settlement.

Site purchases we have funded

“With a site purchase, we lend on the land as it stands, not on the finished project. That keeps the loan realistic. What we want to understand is the path to the construction loan: where the DA is, who the builder is, and which lender will fund the build. If that is clear, we can settle quickly.”

It can. Our valuers value the site as it stands with the approval council has granted, and they allow for the cost and time a new owner would need to prepare plans and reports that support that approval. A site sold without the plans may be valued lower than the same site sold with them. Ask the agent for a written list of what the receiver is selling with the land, and ask your solicitor whether your company can use the existing approval and plans. Send us that list with the contract, and we can give you indicative terms within hours.

Yes. We fund the site purchase and holding costs while you run the pre-sale campaign, and the construction lender repays us once it funds the build. On a $2,400,000 site, for example, we can lend up to $1,680,000 against the site alone, which is 70% of the lower of its value and the price. Give us a realistic date for reaching the pre-sale target, and we set the term with room beyond it.

It can help. The valuer assesses the property as it stands, including the warehouse and the lease, and the rent can go toward holding costs while you prepare the development application. Check when the lease lets you take vacant possession, because the tenant may still be there when your construction lender wants building to start. We set the term around that date.

The loan is worked out on the lower figure, so the limit is 70% of $4,000,000, which is $2,800,000. The remaining $1,700,000 of the price, plus stamp duty, comes from your own funds or from other property you own, added as security. Call us before the contract goes unconditional, so you know the size of the gap early.

The company is the borrower and receives the funds for settlement. Your investment property is added as security for the company's loan, alongside the site. The company repays the loan through the exit agreed with us, usually a construction lender or a sale. Your accountant and solicitor can advise on what giving that security means for you personally.

We need to learn your scenario further. Each house is valued as it stands today, and we only allow a higher value for the combined site where recent sales show buyers already pay more for one. Send us all three contracts and their settlement dates, so we can work out how much each settlement needs and how the loans are arranged across the three titles.

It can work as two loans. A caveat loan or a second mortgage over property you already own can fund the deposit at exchange, and a first mortgage over the site can fund the balance at settlement. All borrowing across the properties stays within 70% of their combined value. Send us the contract and details of the property you would use for the deposit.

It can. Our valuers assess the site with its approvals as they stand on the day, and an approval close to lapsing may add less to the value than one with years to run. Ask your planner what counts as physical commencement for your consent and whether it can be met in time. Send us the consent and that advice with the contract.

No. We fund the site purchase and holding costs, and the civil works need separate funding, because we do not fund construction. The loan is usually repaid from the lot settlements once the new titles issue, or by a construction lender that takes over before the works start. Tell us the expected title date, because it sets the term.

Yes. A bridging loan can fund the site settlement now, with the sale of your last project as the repayment. We lend against the new site and, where needed, the property being sold, within 70% of their combined value less what is owing on them. Send us both contracts, so the term covers the sale date with time to spare.

Not necessarily. On a $2.8 million site loan we funded on the New South Wales South Coast, we moved to a registered second mortgage over the site and another property once the construction lender took first position. Whether that works for your project depends on your construction lender agreeing to it, and on total borrowing staying within 70% of the property values. Ask your construction lender early whether it accepts a second mortgage behind it.

Yes. The loan is based on the site value under its current zoning, so it may be lower than for an approved site. Many developers settle with us, lodge the DA, and refinance once it is approved and the site value has increased.

Yes. Architects, planners, engineers and surveyors are common costs we fund on top of the purchase, as long as the total stays within 70% of the property value. Interest can be capitalised, so you are not paying monthly while the site earns no income.

No. We fund the site purchase and holding costs, and a construction lender funds the build. We work to your construction lender's timeline, so the handover from our loan to theirs is straightforward.

Up to 24 months. That usually covers a DA and the time needed to arrange construction finance. If approvals take longer than planned, tell us early, as extensions are considered case by case.

Next week is achievable, and in some cases we fund on the same day, depending on your scenario. A clean title, an agreed value and a clear path to the construction loan are what let us move quickly. Send the contract and the zoning details with your first call.

Yes. Developers often need money for marketing, consultants or the deposit on another site while a project is underway. We lend to property developers, builders and real estate businesses for cash flow and working capital, and it can be arranged alongside the site loan.

Experience is not essential, but it helps. We ask about your past projects because they show how likely the plan is to proceed on time. First-time developers can still borrow where the site value, the LVR and the repayment plan are sound, and where an experienced builder and consultants are involved.

We need to learn your scenario further. If your partner was contributing part of the purchase price, we can lend that amount, based on the site value and any other property you can offer. Send us the contract and the funding details so we can work out the numbers.
