$3 Million Facilities for Borrowers With Bad Credit

Credit history rarely looks pristine on a deal this size, and it does not need to. We read the security property, the combined equity inside 70% LVR and the transaction that repays us. Multiple titles and cross-collateralised positions are routine. What we are testing is whether the exit is real, not whether your file is clean. Rates start from 9.7% p.a.

"At $3 million, we are often looking at cross-collateralised security or a single high-value asset. We work through the individual security quality, the blended LVR across the portfolio, and the exit path together with you. With that information in hand, we can usually reach a credit decision within 24 hours."

Yes. Seventy percent of $5,000,000 is $3,500,000, so a $3,000,000 first mortgage refinance fits inside our limit, with rates from 9.7% p.a. The question we will ask is how our loan is repaid: a new bank facility once the business has had time to apply, or the sale of a property. Start now, not in week seven, so the bank's payout figure and our settlement can be lined up on the same date.

Yes. Seventy percent of $4,600,000 is $3,220,000, so one $3,000,000 first mortgage fits inside our limit. The two existing mortgages are repaid at settlement, and the company receives the balance and pays the ATO itself. That leaves one lender, one rate and one repayment date instead of three. Ask each lender and the ATO for current payout figures, because the arithmetic only works if the three balances still add up to $3,000,000 or less.

Yes. Finished townhouses are residential property, which is exactly what we lend against. Seventy percent of $4,400,000 is $3,080,000, so a $3,000,000 loan fits if there is no debt left on them. The usual exit is the sale of the two townhouses, so we will ask how they are priced and how long they have been listed. If there is still a construction loan on them, that debt counts toward the 70% limit and reduces what can be released.

We value part-complete projects. Our in-house valuation team assesses partially completed developments, so the site and the work done to date can be the security for a loan to finish the build or replace the bank. We will need the building contract, the cost to complete from your quantity surveyor or builder, and the plan to repay us, such as sales on completion or a refinance. The 70% limit applies to the value we put on the site as it stands today.

Either can be done. Our loans start from $250,000, so a $1,000,000 loan or a $3,000,000 loan are both within range, provided the property securing it sits inside our 70% limit. Borrowing $1,000,000 keeps the payment plan, with the ATO's general interest charge still running on the balance. Borrowing $3,000,000 clears the debt, and the loan is then repaid through a defined exit. In both cases the company receives the funds and pays the ATO. Ask your accountant to compare the two before you decide.

Yes. We lend Australia wide, and our in-house valuation team assesses the security, so you are not waiting on three outside valuers to book inspections. Each property is mortgaged under its own state's land titles system, so send us the title details for all three at the start. The 70% limit is tested across the three properties together: for a $3,000,000 loan, they need to be worth about $4.29 million in total after any debt already on them.

Both fit inside our limit, so it is a choice between rates and disruption. Seventy percent of $8,000,000 is $5,600,000. A $3,000,000 second mortgage behind the bank brings total debt to $5,000,000, with rates from 11.95% p.a. A single $5,000,000 first mortgage that repays the bank also fits, with rates from 9.7% p.a. The second mortgage leaves your bank loan in place. The refinance replaces it, so the bank's own payout terms matter. Put the two side by side with your accountant and choose on the full numbers.

We look at the business to understand the plan, but we lend against the property. Your home is the security, and the company is the borrower that receives the funds. Seventy percent of $4,500,000 is $3,150,000, so a $3,000,000 loan fits. What we test is how the loan is repaid, such as a capital raise, a bank facility once revenue is established, or the sale of a property. Have that plan documented before you apply.

Yes. Our terms run from 1 to 24 months, so an 18 month loan is within range. The bank's requirement is the exit, so get it in writing: an email or letter setting out what the bank needs to see and when. That document is part of what we assess, and it gives you a date to plan the refinance around.

It can. We lend our own funds, decide in hours, and once terms are agreed and documents are signed we can settle within 24 hours. Send us the contract, the notice to complete and the property details today, and tell your solicitor and the vendor's solicitor that a private lender is now involved. The days on the notice are the deadline everyone has to work to, so the earlier we start the better.

For qualified files, we can approve and fund within 24 to 72 hours. Approval is based on security strength and exit viability, not lengthy serviceability assessments.

Residential, commercial, industrial, and mixed-use properties are accepted. Multi-property and cross-collateralised arrangements are also considered.

Yes. We assess primarily on the security property and your exit strategy. Full financials are not always required for property-backed private lending.

Yes. Exiting distressed or expensive private loans is one of the most common scenarios we handle at this loan size.

Yes. Interest-only structures are standard for our short-term facilities, preserving your cash flow for the duration of the loan.

Yes. For development or multi-stage funding requirements, staged drawdown facilities can be structured. Discuss your specific needs with our team.

No, though the enquiries will show on your file and we would rather hear about them from you. Knowing who looked and why they passed is genuinely useful, because it usually points at a title issue, a valuation gap, or an exit that was not documented well enough. Those are fixable. We would rather solve the real objection than repeat it.
