Off-market sellers usually want certainty: no finance clause, a short settlement and a buyer who will not withdraw. A bank approval rarely arrives fast enough for that. We can confirm how much we will lend within hours and fund the purchase in as little as 24 hours, so your offer can be unconditional.

We fund off-market purchases of commercial, industrial and investment property across Australia, lending to companies, not to individuals. We do not lend on a home you plan to live in.

What sellers ask of off-market buyers

  • •An unconditional exchange with no finance clause
  • •A shorter settlement than the standard contract period
  • •A deposit paid on exchange
  • •In some cases, a waived cooling-off period on residential property
  • •A buyer who can show the funds are available before the seller commits

When off-market buyers call us

  • •The agent has one buyer in mind and needs an answer before the property is listed
  • •A liquidator or receiver is selling privately and has set the settlement date
  • •Another buyer is ready with cash, and you need to match their terms
  • •Your bank cannot commit before exchange without a finance clause
  • •Your bank valuation came in below the agreed price

Unconditional offers and cooling-off

In NSW, a residential purchase normally comes with a 5 business day cooling-off period after exchange. A buyer can waive it with a section 66W certificate. In Victoria, cooling-off does not apply to property used mainly for commercial or industrial purposes, or where the buyer is a company. Speak to your solicitor before you waive any right. We value the property and confirm our terms before you exchange, so you can make an offer without a finance clause.

Steps from offer to settlement

  1. Before you offer. Send us the property address, the price and the seller's terms. We tell you within hours how much we can lend.

  2. Valuation. Our valuers inspect the property, ideally before contracts are exchanged.

  3. Letter of offer. Accept the terms and we send the letter of offer the same day.

  4. Settlement. Settlement can follow within 24 hours of a signed letter of offer, so the seller's date is usually achievable.

Information to have ready

  • •The seller's terms: price, deposit and settlement date
  • •The contract, once it is drawn up
  • •Leases, if the property is tenanted
  • •Details of any other property you own, if you need a larger loan
  • •How you will repay us, such as a bank refinance or a sale

After settlement

Most off-market buyers repay us by refinancing to a bank once there is time for its valuation and approval, often within a few months. Others repay from the sale of another property. We agree the plan before settlement, and the letter of offer sets out the early repayment terms.

Fast purchases we have funded

“Off-market deals are usually won by the buyer who can say yes without conditions. That buyer needs to know the funding is there before exchange, not after it. We assess the property and the repayment plan first, so the buyer can offer without a finance clause and settle on the seller's date.”

Your solicitor needs to answer that, after reading the contract and searching the title for every mortgage registered on it. The seller's lender has to be repaid from the price at settlement so its mortgage can be discharged, so ask your solicitor to confirm early with the seller's solicitor that the lender will provide a discharge on the day. What we can do is shorten the time before settlement. We value the factory with our own team and give a decision within hours, so send us the contract on the day it is signed.

We need the address, the price, the seller's terms and the current leases, with a short note on how you plan to repay us. With those we can give you an indicative offer within hours and book our valuer straight away. If the valuation is done and our terms are agreed before Friday, the conditions left in the letter of offer are ones you can meet before settlement. Until then, tell the agent your funding is being finalised, not that it is approved.

We can give you an indicative offer within hours, setting out the amount, rate and term. It is not a final approval: the letter of offer follows once our valuation is done and you accept our terms. If the seller needs more certainty, complete the valuation before exchange and show the agent the letter of offer. Ask us before you share any document, so it is described accurately.

Our in-house valuers use the evidence available for that type of property, such as sales of similar buildings further away, the rent it earns and its condition, and value it at what it would sell for today. The loan is based on that value or the price, whichever is lower. Ask us to value it before you exchange, so any gap between the two shows up while you can still renegotiate.

About $600,000, plus stamp duty and costs, if you borrow the full 70% on the shop. The deposit is $200,000 on exchange, our loan can be up to $1,400,000, which is 70% of $2,000,000, and that leaves $400,000 more at settlement. If part of that comes from equity in another property you own, a second mortgage or caveat loan over it can fund the deposit before exchange.

It can, where our terms are agreed and our valuation is done before you exchange. The conditions left are then ones you control, such as signing the letter of offer and your solicitor's documents, and settlement can follow within 24 hours of signing. Send us the unit details today. The earlier we start, the more of the 14 days is left for your solicitor.

Yes. You exchange once our terms are agreed and the valuation is done, settle with our loan, and refinance to the bank once its approval is formal. Ask us how early repayment works before you sign, so the bank refinance fits our terms. Keep your bank application going after exchange, and tell the bank the purchase settled with a short term loan, so it assesses the new loan as a refinance.

Yes. Our valuers value the property themselves, so an agent's campaign is not needed. The loan is based on our valuation or the price, whichever is lower. Your solicitor prepares or reviews the contract as for any other purchase, with a settlement date. Tell us about the family connection at the start, as it helps us understand the price.

We need to learn your scenario further. Our 70% limit applies across all mortgages, so if the seller takes a mortgage for the $300,000, our loan could be up to $1,100,000, keeping the total at $1,400,000 on a $2,000,000 price. Vendor finance reduces how much you borrow from us; it does not repay our loan. Send us the seller's proposed terms, including when the $300,000 falls due, before you agree to them.

Yes. We lend across Australia, and our valuers inspect the shop, so you are not relying only on the video. The loan is based on our valuation or the price, whichever is lower. Ask a solicitor or conveyancer who works in the state where the shop is to act on the purchase and any lease, since the contract follows that state's rules.

You could, if you cannot pay the balance by the settlement date. That is why we value the property and confirm our terms before you exchange, so you know the amount we will lend while the contract is still unsigned. If you must exchange first, keep enough of your own funds, or equity in another property, available to cover a lower valuation. Your solicitor can explain what your contract says happens if you cannot settle.

Yes, in most cases. We can give you an indicative offer within hours of seeing the property details, and value the property before exchange so the terms are firm. The letter of offer lists every condition left before settlement, so you know them before you exchange without a finance clause.

That is a decision for you and your solicitor, and we cannot advise on it. The NSW Government recommends getting advice before waiving the cooling-off period. If you do waive it, agreeing our terms and completing the valuation first means you know what we will lend before you are committed.

We lend on the lower of the two. If you are buying below market value, the loan is based on the purchase price, not the higher valuation. Equity in another property you own can increase the amount if you need more.

Yes. A caveat loan or second mortgage over a property you already own can fund the deposit quickly, often in time for exchange. The total borrowed on that property, including any existing loan, must stay within 70% of its value.

Yes. We fund off-market commercial and industrial purchases, including tenanted buildings sold privately. In Victoria, the cooling-off period does not apply to property used mainly for commercial or industrial purposes, or where the buyer is a company, so there is no cooling-off period to fall back on once the contract is signed.

No. This loan is only for a business purpose. If you are buying a home off-market, a bank or mortgage broker is the right place to start.

Same-day funding is possible for an off-market purchase, depending on your scenario, and most settle within 24 hours of a signed letter of offer. The best time to call is before you make your offer, so the valuation is under way while you negotiate.

Yes. If the property is for your business, we can also fund stock, a fit-out or staff costs, not only the purchase. We lend to professional services, retail, real estate and other businesses for cash flow and working capital.
