We look at five things, and the exit carries the most weight. A loan is only as sound as the way out of it, so that is the first thing we want to see mapped.

- •Security and LVR: the current value of the property and the loan against it, generally to around 70%
- •Purpose: a genuine business or investment use for the money
- •Title and ranking: clean title, and whether we take a first or second mortgage
- •The wider picture: the context around the deal that makes your exit credible
